Do I need a local Costa Rica agent or can I use someone from the US? +
You need someone on the ground. Costa Rica has no centralized MLS, no standard purchase contracts, and a property market that moves almost entirely through local relationships and networks. A US-based agent cannot walk the land, verify access roads, flag concession issues, or connect you with the right attorney. I live and work in Guanacaste full time — that is not a detail, it is the whole thing.
How does buying property in Costa Rica actually work? +
The process is simpler than most people expect but different from what Americans and Canadians are used to. You find a property, your attorney verifies the title in the National Registry, you sign an Offer to Purchase, pay a 10% deposit into an attorney trust account, complete due diligence, and close in front of a Costa Rican notary. The whole process typically takes 30 to 90 days. Foreigners have exactly the same ownership rights as Costa Rican nationals — no restrictions, no local partner required.
Is Guanacaste real estate still a good investment in 2025? +
Yes — but the window is narrowing. Guanacaste has seen consistent appreciation of 7 to 10 percent annually in premium markets like Nosara, Flamingo, and Tamarindo. Prices are still significantly below comparable luxury coastal markets in Mexico, the Caribbean, and Europe. Direct international flights from the US and Canada keep expanding, infrastructure keeps improving, and demand from North American buyers has never been stronger. The buyers who moved five years ago are glad they did. The buyers who wait another five years will be too.
